Exclusive Seller’s Agency
This is the most common choice. In this role, we represent you only. Our loyalty and advocacy
are fully focused on protecting your interests, marketing your home strategically, and negotiating

Limited Consensual Dual Agency
In some situations, both the buyer and seller may be working with the same brokerage. When
this occurs, Alabama law allows dual agency only with full disclosure and written consent from
all parties. In this role, we remain neutral, treat both sides fairly, and protect confidential
information—without advocating for one party over the other.
Transaction Facilitator
As a Transaction Facilitator, we do not represent either party as an advocate. Instead, we act as a
neutral professional who helps facilitate the transaction by coordinating paperwork, timelines,
and communication. Some sellers prefer this option when they feel confident in their decisions
and want professional coordination without advocacy.
